How often a wood floor can be sanded depends on its remaining thickness and past refinishing. Engineered wood also has a limited top wear layer. We inspect the floor before recommending another sanding; some floors are better suited to recoating or replacement.

A full refinish removes the old coating and a thin layer of wood, then builds a new protective finish. Dust containment reduces airborne dust; the floor’s condition and chosen finish determine the work and return-to-use schedule.
We confirm furniture moving, inspect the floor’s remaining thickness, and protect adjoining areas. Loose or damaged boards and moisture problems are assessed before sanding.
We sand from coarse to finer grits and blend edges with the main floor. A 40 → 60 → 100-grit sequence is one example; the wood, coating and finish system determine the actual sequence. Dust extraction reduces the mess.
We fill suitable stable defects, complete the final sanding passes and remove sanding residue. Seasonal movement gaps and badly damaged boards may need a different repair.
Choose a natural look or approve a stain sample. Our standard process includes three protective finish coats; the selected system determines sealer use, drying intervals and any abrasion between coats. Staining is specified in your quote.
